What can be tokenised
Three asset classes. One standard of proof.
Buildings, land and income-producing property.
From existing income assets to acquisitions, planning, construction and refurbishment. Investors hold participation rights in the project company, not the land title itself, and follow the project from construction through to occupancy.

What we verify first
- Title and land registry confirmation
- Independent valuation to RICS Red Book and IVS
- Planning consents and permits
- Developer KYB and track record
Proof before capital
A blockchain proves what was recorded, and when. It does not cure a defective title.
Tokenisation does not replace geological, engineering, legal, environmental or financial verification, so it never comes first. Every asset is verified and structured before it is tokenised, so the evidence behind each unit can stand on its own.
Backed by the SCIG 5M Method
Our senior consultants review the people, the plant and assets, the market, the marketing and the money behind each project, so only assets that hold up are taken forward.

How it works
Prove it, control it, then release it.
Step 1
KYB · RightsIdentify & verify
We confirm who owns or controls the asset, then verify the rights, the resource or property, and the operator or developer.
Step 2
SPV · LegalStructure
The project is placed in its own company with enforceable documentation, so investor rights rest on law and not on the token alone.
Step 3
EscrowTokenise & fund
Digital participation units are issued only against settled investment. Funds sit in escrow, and if the minimum raise is not reached by the long-stop date, they are refunded.
Step 4
MilestonesProve & release
Never on request, never by a single party. Each tranche moves only when on-site evidence confirms the milestone and the independent verifier, compliance and the escrow agent all sign.
Step 5
MonitorReport & exit
Investors follow construction, occupancy, production or sales reporting through to exit by sale, refinance, buyback, redemption or maturity.
Safeguards
Six protections on every project.
Verify first
Nothing is raised until identity, rights and feasibility have passed review.
Escrow always
Investor funds are held in escrow and paid out only to approved contractors and vendors.
Earn each release
Funds move only when verified on-site evidence proves the milestone, and only with three signatures.
Locked to place
Site evidence only counts if it is captured inside the asset’s boundary, and approved-wallet spending stops diversion.
Always visible
Investors can follow their capital from commitment to completion: held, released and spent, milestone by milestone.
Auto-pause on red flags
Fraud, tampering, sanctions, title or licence signals freeze releases until reviewers clear them.
Nothing on this website is an offer, a solicitation or a promise of returns. Availability, terms and eligibility for any service or programme are subject to compliance, due diligence and a signed agreement. Digital participation units may be treated as securities or other regulated instruments. They are offered only where the law allows, and only to eligible investors. No return, valuation, resource, production volume, commodity price, liquidity or project completion is guaranteed.
